This is what happened in UP Real Estate Market in July 2025:
1. UP-RERA Secures ₹1,410 Crore in Recoveries for Homebuyers
The Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) has recovered ₹1,410 crore for homebuyers, with ₹861 crore recovered between August 2023 and July 15, 2025. The authority saw a significant increase in recoveries this year—driven by enhanced coordination with district magistrates and stricter enforcement with developers. UP-RERA also facilitated mutual settlements worth ₹500 crore between promoters and allottees, and resolved claims for 15,850 homebuyers totalling ₹5,180 crore through a combination of legal action and negotiation forums in Lucknow and Greater Noida.
2. 1% Stamp Duty Discount for Women Homebuyers
In July 2025, the Uttar Pradesh government approved a one percent stamp duty discount on properties purchased in a woman’s name (for properties up to ₹1 crore). This move, announced after a state cabinet meeting led by Chief Minister Yogi Adityanath, is intended to support financial independence for women and encourage property ownership among women under the Mission Shakti programme. Until now, the concession was capped at properties up to ₹10 lakh. The cabinet also approved land for a DRDO IR Detector Technology Centre in Lucknow, to promote technological development and job creation in the state.
3. Noida Focuses on High-Rise Safety
Noida’s fire department is upgrading fire safety for its growing skyline, introducing advanced firefighting foam systems to tackle fires in tall buildings. This development coincides with ongoing construction of high-rise projects like the 74-storey Supertech Supernova tower, reflecting the increased focus on resident safety as the city expands vertically.
4. Uttar Pradesh Government Allows Zero Period Waiver
The state government has approved a 14-year zero period waiver for Sunworld City’s township project, facilitating smoother execution for delayed real estate developments in Uttar Pradesh. This is part of a broader effort to resolve legacy issues with stalled housing and encourage timely project completion.
5. Additional UP Real Estate Updates
- The UP cabinet’s July meeting included proposals for land allocation to the DRDO’s IR Detection Technology Centre in the Defence Industrial Corridor, set to boost both local industry and employment.
- The Yamuna Expressway region continues to attract investment—YEIDA is acquiring land for projects like a film city and data park near Jewar Airport, pivotal for the region’s economic and realty growth.
These updates reflect an active month for real estate and policy changes in Uttar Pradesh, with a focus on empowering homebuyers, promoting women’s ownership, boosting urban infrastructure, and supporting technology-driven growth.
